Roof leak repair cost:
what it costs now, and what it costs if you wait

Most roof leaks cost $150 to $1,500 to fix, and published averages sit around $800–$900. A leak left for months costs more, because the ceiling, insulation and sometimes mold have to be dealt with too.

Fixr puts the typical range at $350–$1,500. HomeGuide lists minor leaks at $150–$1,000. Your quote may vary.

What a "small" roof leak turned into: my apartment

I rent a top-floor apartment, right under the roof. It started with a few dark spots on the sloped ceiling. Then the paint began to bubble. Then the wall near the window felt damp, the room started to smell musty, and eventually water dripped onto the blinds and windowsill.

We told the landlord. He waited, then hired a handyman crew for a quick patch. It helped for a while, but it didn't fix the cause. A proper repair meant replacing the roof, which he told us would cost about $20,000. Instead, he sold the building. I don't know what the new owner was told.

The lesson: a leak doesn't stay the same size. A repair that costs a few hundred dollars in the first weeks can grow into drywall, insulation and mold work, and sometimes a new roof. The EPA advises drying water-damaged materials within 24–48 hours to prevent mold. A slow roof leak keeps them wet for months.

Is it the roof, or something else?

Before you pay a roofer, check that the water is actually coming from the roof. A stain on the ceiling can also come from plumbing, a window, or condensation. These clues help narrow it down.

If you can safely get into the attic with a flashlight during or right after rain, look for wet wood or dark streaks on the underside of the roof deck. Water often runs along a rafter before it drips, so the leak on the roof can be several feet away from the stain on your ceiling.

Valleys and skylights are priced almost the same by every guide. Chimneys vary the most, because a "chimney leak" can mean new sealant or rebuilding the crown.

If you rent in Washington State

A roof leak in a rental is the landlord's job to fix. Under Washington's Residential Landlord-Tenant Act, the landlord must keep the roof and other structural parts in reasonably good repair and keep the home reasonably weathertight (RCW 59.18.060).
