Why cost guides disagree

If you search for roof repair prices, you'll see averages that differ by more than $600. Here is what each major guide publishes and what its number is based on.

SourceAverageTypical rangeBased on
Angi$1,173$395–$1,967Survey of 30,000+ customers, updated Aug 2026
Modernize$1,150$350–$1,9002026 estimates, method not published
SquareDash~$900$300–$3,000+Roofs measured by satellite
This Old House$531$482–$579National estimates and a survey of 1,000 homeowners, 2026
HomeGuide—$150–$6,000+Split by size: minor, moderate, major

The gap comes mostly from what each guide counts as a "repair." An average built mostly on small jobs, like replacing a few shingles, will land near $500. One that includes leak tracing, water-damaged decking and storm damage lands above $1,000. That's why the size of your problem matters more than any single average.

What's included in the price

Labor is most of the bill

HomeGuide estimates labor at 60% or more of a roof repair's total cost. Contractors bill roughly $40–$100 per hour according to HomeGuide, $45–$75 according to Angi, and $50–$120 per roofer according to Modernize.

The median roofer's wage is much lower: $26.65 per hour in May 2025, according to the U.S. Bureau of Labor Statistics. The difference between the wage and the hourly rate you're billed usually covers the company's insurance, vehicles, equipment, overhead and profit. A quote far below the typical hourly rate can mean the contractor is uninsured.

Minimum service fee

Many roofers charge a minimum of $150–$300 just to come out (HomeGuide). That's why a repair that takes 30 minutes still costs a few hundred dollars. If you have several small problems, fixing them in one visit saves money.

Repair or replace?

Guides use similar rules of thumb for when repairs stop making sense:

For comparison, This Old House puts the national average for a full replacement at $15,439, with a typical range of $6,885–$23,993. HomeGuide prices replacement at $300–$600 per roofing square (100 square feet). As an example, a roof with 20 squares of surface would cost about $6,000–$12,000 at those rates.

A practical check: if your roof is near the end of its life and one repair quote is already over $3,000, get a replacement quote too before deciding. Paying for large repairs on an old roof often means paying for the replacement a few years later anyway.

How to check a roof repair estimate

Be cautious with contractors who knock on doors after a storm and push you to sign the same day. A real roof problem can usually be covered with a tarp while you compare quotes.

Does homeowners insurance cover roof repair?

It depends on your policy and on what caused the damage. Policies are generally written to cover sudden damage, like a storm or a fallen tree, rather than wear from age or skipped maintenance. Before you file a claim, call your insurer, ask about your deductible, and take dated photos of the damage.

How much does it cost to fix a small roof leak?

A minor leak typically costs $150–$1,000 according to HomeGuide. Angi's range for leak repair is wider, $360–$1,550, because it includes leaks that take longer to trace.

Why does a tiny roof repair cost a few hundred dollars?

Most roofers charge a minimum service fee of $150–$300 to cover travel, setup and safety equipment (HomeGuide). The fee applies even when the repair itself is quick.

How much do roofers charge per hour?

Published rates run from about $40 to $120 per hour: $40–$100 per HomeGuide, $45–$75 per Angi, and $50–$120 per roofer per Modernize.

When should I replace my roof instead of repairing it?

Common thresholds are a roof older than 20 years, a repair bill above $3,000, or damage covering more than 25–30% of the roof (HomeGuide, This Old House).

Does homeowners insurance pay for roof repairs?

Often for sudden damage such as storms or fallen trees, rarely for wear and age. Coverage depends on your policy, so check with your insurer before you file.
